Buyers Home Inspection

Buyer’s Inspection

This thorough inspection of a residential home will assess the condition of most readily accessible and visible components. Upon completion of the inspection, you’ll be sent a full report of our findings within 24 hours that features detailed explanations, photographs of the home, and video as necessary.

The inspection includes these components:

  • Roofing System
  • Structural Components
  • Foundation
  • Basement & Crawl Spaces
  • Grading & Drainage
  • Driveways & Walkways
  • Porch & Patio
  • Garage
  • Exterior (doors, windows, cladding, soffits, fascias)
  • Interior (doors, windows, floors, walls, ceilings, stairs)
  • Attic, Ventilation, & Insulation
  • HVAC Systems
  • Electrical System
  • Plumbing System
  • Built-in Appliances

We’ll also perform a basic thermal imaging scan, carbon monoxide testing, and gas leak detection as necessary. Outbuildings and a limited pool/spa inspection can be added on for an additional fee.

Additional Inspection Services

Pre Listing Inspection

Pre-Listing Inspection

For this inspection service, we’ll plan to inspect your home before you officially list it for sale. This will give us a chance to diagnose potential issues that you may wish to correct in order to maximize the value of the home before bids begin. It will also allow you to discuss the facts with prospective buyers before they bring in their own inspector, helping to prevent complications in the negotiating process.

New Construction Inspection

New Construction Inspection

A New Construction Inspection is intended to take place directly before the builder’s final walkthrough of a home. We’ll evaluate the readily accessible areas of the property to determine if there are any defective structural components, systems, or other safety issues. Having this knowledge before final closing will help you protect your investment, giving you time to arrange a solution with the builders. We offer a $50 discount on New Construction Inspections for all customers.

New Construction Phase Inspection

New Construction Phase Inspection

During the construction process on a new home, we’re able to visit the property at several phases to ensure that everything is going according to plan. Preferably, we’ll schedule an inspection at least three times during the build, thoroughly investigating the state of construction to identify potential issues that need remediated before transitioning to the next phase.

11 Month Warranty Inspection

11th Month Warranty Inspection

When this inspection is scheduled before the one-year warranty expires on your new home, it can potentially save you from having to endure a huge headache further down the road. We’ll comprehensively assess the condition of the property to determine if there are defects present that necessitate the repair or replacement of a home component. Many repairs are covered under a standard home warranty, preventing you from having to pay out of pocket.

Re Inspection

Re-Inspections

The purpose of this inspection service is to give you peace of mind after our initial inspection of your prospective home revealed defects that could deter you from wanting to follow through with an investment. If the seller agrees to have the defective area of the home corrected, we’ll return to the property afterward to make sure that the job was done right.

Radon Inspection

Radon Testing

Radon is highly prevalent around the country, but it’s difficult to pinpoint exactly where a radon problem may occur. This radioactive gas is naturally occurring, but that doesn’t change the fact that it can be incredibly harmful to human health when able to concentrate over a certain threshold. We’re able to test a home’s radon levels to ensure that your prospective investment is safe.

WDO Termite Inspection

WDO/Termite Inspection

A termite inspection is a good idea for any prospective home-buyer to consider. Termites can lay ruin to a home’s structure, and sometimes, the damage isn’t immediately visible. We’ll thoroughly assess a home for any signs of damage caused by termites so that you can address a potential issue with the seller of the home.

Water Testing Inspection

Water Testing

This inspection service will involve the testing of a water sample from both the tap of a home and the well if one is present on the property. The samples that are collected will then be sent off to local laboratory to be tested—the results of which will inform you of potential bacterial or heavy metal contamination.

Thermal Imaging Inspection

Infrared Thermal Scanning

A basic thermal imaging scan will be included as necessary with a standard home inspection, but if you would like an in-depth thermal scan of the property, you’ll want to schedule this inspection service. Infrared thermal scanning can reveal hidden defects such as moisture issues, insulation issues, and electrical issues that can be extremely difficult to spot with the naked eye.
